VELDOM Agency is looking for a CO-INVESTOR for the construction of two residential buildings (blocks) in Sarling - a district of the town of Ibbs an der Donau - Austria. 4 km from the center, 500 m from the Danube, 60 km from Linz and 100 km from Vienna. Next to the main highway connecting the eastern and western parts of central Europe: Vienna-Munich-Strasbourg (Zurich)... 65,000 cars pass daily on this highway.
The blocks are two-storey, with 4 apartments in each of them, with a total built-up area of ​​780 m2. The apartments are 4-room and contain: entrance vestibule, kitchen-dining room, living room, two bedrooms, two bathrooms-toilets, utility room-closet and terrace.
So far: the land totaling 1510 m2 has been purchased, all the design and accounting documentation is ready, a building permit has been issued, water pipes, sewer manholes, electrical panel have been installed in the plot.
Co-financing is sought in stages 30% + 30% + 30% + 10% - a total of €800,000. Estimated cost - 2500 €/m2 (in a form corresponding to our BDS). Sales - 4000 €/m2. Expected profit – €1,800,000. The first investor who bought the land and brought the project to this point has a construction company in Austria with many years of experience (19 years in Bulgaria and 10 years in Austria) and is hired to build the site within 6-7 months. The profit will be split between the two investors.
